IIE DIGITAL DESK ; Mumbai, August 5: Bollywood actress Madhuri Dixit has made a substantial profit from one of her real estate investments, with a commercial office space owned by the actress in Oshiwara, Andheri West, Mumbai, recently sold for Rs 4.85 crore. According to property registration documents, the office was originally purchased by Dixit in 2008 for Rs 52.5 lakh. After holding the property for nearly 18 years, she has reportedly earned a profit of around 824 per cent on the original investment.

The commercial property was registered in favour of Frames Production Company Private Limited on June 23, 2026. Located on the fourth floor of the Morya Landmark-II building in Oshiwara, the office has a carpet area of approximately 1,594.24 square feet. The property also comes with parking facilities for three cars, adding to its value as a commercial asset in one of Mumbai’s prominent business and entertainment districts.

The transaction highlights the potential returns from carefully timed investments in Mumbai’s commercial real estate market. Dixit’s decision to hold the office space for nearly two decades appears to have resulted in a significant appreciation in the property’s value. From an acquisition price of Rs 52.5 lakh to a sale price of Rs 4.85 crore, the investment has generated a substantial increase in value over the years.

The transaction also comes at a time when Madhuri Dixit continues to maintain an active connection with Mumbai’s entertainment and business landscape. While she has built an iconic career in Bollywood over several decades, her recent activities have also included investments and property transactions in the city.

The documents related to the transaction indicate that the office was formally registered with Frames Production Company Private Limited on June 23. The property’s location in Oshiwara, an area known for its concentration of film studios, production houses, offices and residential developments, makes it a commercially significant asset.

The office’s 1,594.24-square-foot carpet area and three-car parking provision further enhance the appeal of the property. Such commercial spaces in well-connected parts of Mumbai can command significant prices, particularly when they are located in established buildings and business hubs.

Interestingly, the sale of the Oshiwara property comes only a few months after Dixit entered into another commercial real estate arrangement. In March this year, the actress reportedly leased an office at One Lodha Place in Lower Parel, Mumbai, for a period of five years. The move indicates that despite selling one commercial property, she continues to maintain an active presence in Mumbai’s premium office market.

The latest transaction has consequently drawn attention not only because of Dixit’s celebrity status but also because of the scale of the appreciation recorded on her earlier investment. An initial investment of Rs 52.5 lakh eventually translating into a sale worth Rs 4.85 crore represents a significant gain in nominal terms.

The property deal also underlines how Mumbai’s commercial real estate market has become an important investment avenue for several high-profile personalities. Celebrities, entrepreneurs and investors often diversify their portfolios through premium commercial and residential properties, particularly in locations with strong demand.

On the professional front, Madhuri Dixit was most recently seen in the Netflix dark comedy crime drama “Maa Behen”. The actress continues to remain one of the most recognisable names in the Indian film industry, although no details of her next acting project have been officially announced so far.

Her latest real estate transaction has therefore added another dimension to her recent public profile. With a high-value commercial property sale in Oshiwara and a new five-year office lease in Lower Parel, Dixit appears to be maintaining a strategic presence in Mumbai’s competitive commercial property market.

The Rs 4.85-crore sale, following an original purchase of Rs 52.5 lakh in 2008, has particularly attracted attention because of the dramatic rise in the property’s value over the holding period.
