IIE DIGITAL DESK : Bollywood superstar Aamir Khan has temporarily shifted his residence within Mumbai’s affluent Bandra West, signing a five-year lease on four luxury apartments in the Pali Hill neighbourhood. The combined monthly rent is ₹24.5 lakh, supported by a substantial security deposit of ₹1.47 crore, and includes a 45-month lock-in clause with a 5% annual escalation clause. The move comes as his longtime residence at Virgo Cooperative Housing Society undergoes redevelopment into high-end, sea-facing living spaces.
The lease documents, finalized on May 20, 2025, reveal stamp duty exceeding ₹4 lakh and a nominal registration fee. Aamir Khan’s original home, located just 750 metres from Shah Rukh Khan’s temporary residence (‘Puja Casa’), is expected to be transformed in a redevelopment project by Atmosphere Realty, a joint venture including his society. The new construction is anticipated to feature ultra‑luxury flats priced above ₹1 lakh per sq ft, with some units projected to cost over ₹100 crore.
Aamir owns approximately 12 apartments within the Virgo society, and the redevelopment plan will provide residents with rehabilitated units. Until completion, he has chosen the nearby apartments in Wilnomona building as a temporary base.
Pali Hill is widely recognized as one of Mumbai’s most prestigious residential zones, preferred by celebrities and high-net-worth individuals for its connectivity to film studios in Bandra, Versova, Juhu, Andheri, and Film City. The neighbourhood’s allure is closely tied to the film fraternity’s historic settlement in the area.
This relocation echoes similar moves by Shah Rukh Khan, who also leased flats in Pali Hill as a temporary home during renovations at Mannat. Aamir's new rented flats are a short walk from Shah Rukh’s temporary address.
Aamir made this move shortly after the success of Sitaare Zameen Par, which grossed over ₹165 crore in India—a film that may mark a new phase of his film career. He is next slated to appear in Lokesh Kanagaraj’s action thriller Coolie, co-starring Rajinikanth, and is expected to be featured as Chief Guest at the Indian Film Festival of Melbourne (IFFM) 2025.
